What are the principal advantages of using a single building information model of the existing conditions as the foundation for modeling proposed additions or renovations?

  • I believe one of major advantage of using a single building information model is we can “Add” and “Delete” the element as we want without actually deleting them.
  • Also, we can show the construction phases/stages such as foundation, building structure, MEP/ ABWF works etc. to different stakeholder such as building contractor for the foundation and structure plan, MEP contractor for MEP plan etc.
  • Further, we can prepare progress report in a monthly basis or weekly basis to show the status since the project start with any changes to the original design which is based on the single building information model of the existing conditions. Therefore, it is advantage for us to keep track the project performance.

What sort of complexities are introduced when you construct a building complex in phases?

  • What happens at the interfaces between the buildings as the phases advance? We can identify the phases of the elements by selecting different views in the Revit. the difference of appearance allows us to differentiate the phases of the construction
  • How can you plan and prepare for these complexities as your create your initial building model? I think the first thing we should consider is the Contract Requirement of Works such as different project milestones or key dates. It could be the completion of building structure, handover of completed building works or the access date of different phases of the project. So that we can identify and separate the components of the project to plan and prepare the phasing as needed.
