What are the principal advantages of using a single building information model of the existing conditions as the foundation for modeling proposed additions or renovations?

  • Why not create a separate model for the new proposed design?

One advantage is that it reduces the need to re-model elements that are common among designs (i.e. not being demolished). Also, it allows both the architect and the client to see the new proposed design in context, which might influence design decisions.

What sort of complexities are introduced when you construct a building complex in phases?

  • What happens at the interfaces between the buildings as the phases advance?
  • How can you plan and prepare for these complexities as your create your initial building model?

The interfaces between buildings generally must change to support new phases. If two buildings are being connected, the wall along which they are connected will likely need to be demolished or modified. Also, areas that were once open must be sealed in order to have an air/water-tight structure. Using a building that indicates the phases of demolition and construction can help designers plan for these complexities and prevent any surprises that might arise in the construction project.
