What types of building information are best portrayed in 3D views?

Building aesthetic and curbside view is best portrayed through 3D views, as they simulate what a person would actually be seeing while they’re looking at the building. However, 2D views are important for construction purposes, as they are able to simplify the image to convey a more detailed overview of the project. Additionally, 3D and 2D views would both be beneficial for companies looking to rent out the space, as they should be able to both imagine the space through the eyes of potential customers as well as see the dimensions of the room to plan for their mass of products.

Give examples of how the building information for a specific location in the project needs to be filtered for different audiences and purposes?

The office.

For investors and future customers, the office should be shown through an appealing 3D image, in order to give future users a feel for the aesthetic of the building. It’s important that the person who may be using the office feels comfortable with the layout and the spacing, which is communicated well through the 3D camera view. However, for construction purposes, a plain schematic with window/door/wall placement and sizes is most useful.

A retail space

For companies looking to rent out the retail space, a rendered 3D image is helpful as it provides a good representation of how customers will feel in the space, and creates a more appealing image. However, 2D schematics with dimensions are also helpful here so they can decide how they want to organize the space with their products. 2D is also more helpful for the construction process, as dimensions are the most important part.

Should your design ideas always be conveyed through photorealistic renders?

No, I don’t believe it’s necessary to always convey design ideas through photorealistic renders. While there are many benefits to photorealistic renders, such as providing insight into the final product for potential customers and investors, there are many aspects of the design that are better communicated through clean, simple schematics. For construction and layout purposes, there is no good reason to render images, as it only makes the image more difficult to work with.
