At the stage of developing a new property, it is crucial for the developer to have a clear mind of their budget and cost, which is known as “Pro Forma”. At the same time, with the modern design skills, the buildings have made the transformation from regular, such as rectangular or square, to fancy geometry, like apple campus. Therefore, it is hard to determine the operational, construction and overhead cost. This tool is aiming to help the designer to have a first-stage impression of how there design gonna impact the budget spending.

The underlying logic is easy, but will be time consuming for manual calculation, especially if you are going to tune the parameters of the building (height, twist, etc..).

Unit Cost * Amount of material apply+operation cost per sf(including utility, maintenance, etc)* floor area=total cost

rent per sf+solar energy recovery=revenue

use this logic to generate the cash flow of the project
