What are the principal advantages of using a single building information model of the existing conditions as the foundation for modeling proposed additions or renovations?
- Keeps existing and new construction aligned in one coordinated model.
- Allows phasing (existing, demolition, new) to be managed automatically.
- Ensures consistent updates across all drawings, views, and schedules.
- Enables accurate quantity takeoffs and cost estimates for new work only.
- Makes it easy to visualize before-and-after changes for clients and builders.
What sort of complexities are introduced when you construct a building complex in phases?
- Coordination becomes harder, it makes you must track what’s built, what’s demolished, and what’s still planned.
- Interfaces between phases (where old meets new) can cause alignment, structural, and finish mismatches.
- Utility systems (HVAC, plumbing, electrical) need careful connection and sequencing between phases.
- Site access, safety, and construction logistics get more complicated when one part is occupied while another is under construction.
