What are the primary goals of creating a building model? Who are the key stakeholders?

  • Creating a building model helps to inform all users in understanding how a component and its size or location might be affected by another part of the construction. This way, problems and necessary changes to the construction can be addressed before parts are manufactured. This helps all stakeholders, including owners, PMs, construction laborers, and fabricators by helping to reduce costs and make the construction process more efficient on all ends.

How much detail should you include about the composition (layers, materials, thicknesses) of your wall, floor, and roof assemblies at different stages of your design process?

  • The digital model should serve to both inform and expedite the building process for all stakeholders. Because creating a thoroughly completed design before any construction begins can be time-consuming, much of the design might ultimately be a waste if new information comes up that requires a change. The conceptual design should be brief yet informative enough to convince investors and/or property owners to go through with it. At the same, the design should be known to be technically achievable as geotechnical and environmental surveying is conducted around then. The preliminary design should get into the problem-solving as specialists will have to review it to incorporate their own input. At this point, necessary parties should have a solid idea of the materials and dimensions that pertain to their role as well as any seismic/waterproofing that the owners decide to implement. Next, the design development stage should continue building on this stage as the materials are actively coming together, and luminaries and plumbing are incorporated. The final construction documentation record what is ultimately actually in place. Supply chain delays, disputes between parties, and other occurrences might result in minor changes to what was agreed upon in the design development stage, so the final construction should be able to describe everything as it is implemented, allowing future electricians and other workers to assess the building construction when necessary in the future.
