My overall strategy is to use the VAV box systems. Each supply air diffuser is connected to a VAV box. I’m not sure whether the VAV box should be connected to each room or to each supply diffuser. I will update my model if it is only needed for each room. Each level has an air handling unit. Both cooling and heating coils are placed in the air handling units. There is an image below that explains how I implemented the whole system.
There are several spaces that are unconditioned, which are patios. The several patios on the second and third floors are not enclosed spaces. They are naturally ventilated.

The heating strategy I used was the heating coil furnace. It was placed in the air handling unit. The image below shows the VAV system that works for my building.

The cooling strategy I used was cooling coil direct expansion since there is no chilled water system. Again, the image below shows the HVAC system.
- any special HVAC system challenges that you encountered
I was not able to run an HVAC load report. I waited for hours, but the report did not finish calculating. Therefore, I found data online for each type of space as references. The number of supply air diffusers I placed in each space was based on that information.
That is the information I have for now. Later, if I can successfully run the HVAC load report, I will update my MEP model.
