It can be useful to know ahead of time what needs to be demolished of the original building as well as keep a continuous design style, with the same materials if desired.

Keeping proposed alternatives in the same model makes it easy to switch between them and keep all other parts of the respective models equal—it would be difficult to keep up with making identical edits in both should that be needed. Also, having the alternatives in one model makes it easier to place them on sheets to show to the clients and get feedback.
