What are the principal advantages of using a single building information model of the existing conditions as the foundation for modeling proposed additions or renovations?

  • Why not create a separate model for the new proposed design?
    • Using a BIM of the existing conditions as the foundation for proposed additions is advantageous because you can easily transfer the same materials to the new building, line up your new design properly, and see exactly how your proposed work will interact with the existing building. Creating a new model would be wasteful and foster a disconnect between the old and new spaces.

What sort of complexities are introduced when you construct a building complex in phases?

  • What happens at the interfaces between the buildings as the phases advance?
    • The interfaces between buildings becomes complex as phases advance because there is a need for demolition of existing materials for a smooth transition to the subsequent phases. Exterior walls may now become interior, and windows or doors may have to be destroyed.
  • How can you plan and prepare for these complexities as your create your initial building model?
    • As you create your initial model, you can plan ahead for future phases by creating a simple, less expensive design in the spaces that will be demolished. You wouldn’t want to spend a bulk of your initial construction time building something that will be destroyed in a couple years.
