Design memo of 300 to 500 words: how the massing changed from Week 2 and why, what the facade studies showed, what you chose, and where you overrode the automation

I changed a bit of the massing from week 2 so that I can have some more standard parameters to work with. For example I changed my rectangular building to have a width of 66 so I can have the appropriate depths on each side and also a hallway in the middle. I also adjusted the building facades as I wanted to make my individual unit sizes meet average size criteria.

The facade studies show that the side between my two buildings does not have a lot of daylight throughout the day and does not receive a lot of sun. I tried to mitigate this by spreading the two buildings further apart but I found that I would either shade the other side of the building or I would shade the house next door, which I mentioned I did not want to take sunlight away from my neighbors. The facades did not add a lot to the overall amount of shade I was getting since the back side already had a lot of shade and the front side was exposed to lots of sun. Because of the shading for one of my facade designs I took out the balconies on the side where the two buildings meet. This is where I ā€œoverrode the automationā€ . Although those apartments would not be getting balconies, they would also not need to get too close and personal with the residents of the other building. The sun hour analysis for my two facades for June were both 76% of 3+ hours of direct sunlight and for December they are at 26% and 28%. And my carbon analysis is 1.94 MkgCO2e total carbon and a total carbon intensity of 19 kgCO2e/ft^2.

After subtracting my building supports I have 84 units total across both buildings. Out of the 84 units 13% are studios, 47.6% are 1 bedrooms, 26.2% are 2 bedrooms, and 13% are 3 bedrooms. Although these do not exactly align with the guidelines they are all within 5 percent of what the guidelines are. Because of my lot size and because I have 2 different buildings it was harder to coordinate and come up with the unit distributions. I have one 2 bedroom apartment that is very wide but not deep. So it has a lot of window space.
