Name: TowerWise
TowerWise can be used to explore options for building a tower or skyscraper apartment building that maximizes revenue and Net present value while minimizing construction and operation costs. This generative design package can take many inputs from users, such as tower height, basement height, the desired number of units, lot area, a setback for building footprint, useful life (years budling is estimated to be in use), discount rate for investors, the desired ratio of the tower to the podium for the terrace.
Based on the inputs from the user, TowerWise will calculate the parking area and the number of stalls available, the total floor area for the tower and the number of units, and the cost for construction (this is not an input but can easily be adjusted in the script by typing in the code box), rental revenue, operational cost, and expected yearly profit. The tower considers useful life and discount rates to calculate the investment's Net Present Value. The outputs for the generative design case study are Total Floor surface area, number of units, number of parking stalls, initial investment cost, revenue per year, and Net profit per year based on revenue, operation cost, annualized initial investment cost, and Net Present Value.
A typical result for case study that is conducted using this package will look like this:
As it can be seen from the above image, the options are ranked based on NPV. The bubble sizes in the scatter plot are representing number of units. The X-axis shows the NPV, and the Y-axis shows the initial investment cost.
